Our charming 3,400 sq. ft. 5 bedroom, 3 bathroom historic home is located in the heart of one of Fredericksburg's quaint residential neighborhoods, just 3 blocks from Main Street. Orchard House can sleep up to 12 guests making this the perfect place for a family get together, girl's weekend or couples retreat! It is central to everything Fredericksburg has to offer. From shopping, to one-of-a-kind dining experiences and wine tours, this home is the perfect all-season Fredericksburg getaway!

Tastefully decorated to maintain the home's historic features, the spacious interior includes two fireplaces, one in the main living space and the other in the master bedroom (please note the fireplaces are not currently in service), an upstairs bunk-style bedroom, large master bath with garden tub and walk in shower, fully equipped kitchen, formal dining room, and new furnishings, bedding and decor throughout. The home has business grade wifi and a premium cable package including HBO, Showtime, and NFL Network.

This property is a licensed Short Term Rental through the City of Fredericksburg:
License No. 805--600--0286

Although the Center for Disease Control and Prevention (CDC)has advised that Covid-19 is spread mainly by person-to-person contact, we are following CDC guidance relative to cleaning and disinfecting and are following best practices, including paying close attention to high touch surfaces and using the EPA-approved disinfectants for surfaces. Linens, towels, bedsheets,etc. are washed per manufacturer's guidelines. We are also minimizing person-to-person contact from check-in through departure.

Cancellation Policy: A non-refundable payment of $300 is required at the time of booking. This $300 payment is applied toward the total amount due and is only refundable within 72 hours of the time of the booking is made. If your arrival date is within 30 days of booking, payment in full is required at the time of booking. Cancellations or changes that result in a shortened stay, that are made within thirty (30) days of the arrival date, forfeit the entire reservation amount while cancellations made more than thirty (30) days in advance of your arrival only forfeit the $300 payment made at the time of booking. For reservations that are at least thirty (30) nights, the cancellation policy above increases to sixty (60) days prior to the arrival date. We do offer travel insurance.

  This place is in a perfect location. Close enough to walk to most things. Beds were comfortable. Frig would not make ice or water. Anything in the back of the frig froze. House needs more coffee cups and silverware for large parties. Chairs in the dining room were very uncomfortable. Armoire in one room wouldn't stay shut which was dangerous at night. Kitchen counter top has a large crack. Backyard has a lot of protentional but over grown & full of weeds. Place could do with a little upgrade but again the location was excellent.

  We had the pleasure of staying here for our son’s wedding weekend. The location is wonderful and close to Main Street. The house is as pictured with comfortable beds, a lovely pool area and fire pit. We did not use the fire pit but wish we had had the time to. We had a minor water leak under the kitchen sink and a handyman was there to fix it within two hours. The LOVING ROOM WOTH TV was very comfortable. Highly recommend.

  We had a great time! The house was very well stocked and very clean. We appreciated all the king beds in the four bedrooms downstairs. The upstairs was great for the kids since it had twin beds. The property was well labeled with what was in each cupboard and drawer. It had one huge bathroom in the main bedroom and one centrally located for everyone else. There were minimal stairs and had plenty of room for 9 people. The laundry room was spacious and bedrooms were also very spacious. It was a quiet neighborhood and about 15 min to Main Street. We walked Main Street, visited Enchanted Rock, had dinner at Auslander a German Restaurant on main st., and a quick trip to Sea World San Antonio. The pool was clean with plenty of seating for everyone. I would definitely recommend this property to family or friends.

  Beautiful spot! The house was STUNNING, the beds were extremely comfortable (cannot say enough about having 4 kings and 4 twin beds in the house!), and solid location to shops/wineries/restaurants. The fire pit, pool, and big yard were thoroughly enjoyed. Constructive feedback: the master shower was extremely slippery and we would have loved to bring (our extremely mild-mannered) dog, but no pets were allowed. The check-in process was easy as pie, the owner allowed me to check in early to decorate for my father's birthday, the internet and AC worked well, and I loved having a keypad for easy entry and sharing with the rest of the folks staying in the house. I would recommend this spot for ANY type of gathering--adults, families, chill time, or fun wine-enjoying trips. So glad it worked out!
